Commercial Mortgage Underwriting
Zenta's experience in the industry enables us to provide underwriting services compatible with our clients' current underwriting analysis and formats. We have experience with esoteric property types and loan structures. A typical "conduit" or "large loan" underwriting contains the following:
- Zenta reviews executed term sheet, broker package and operating statements
- Zenta engages third party consultants to provide appraisal, environmental and engineering reports
- Zenta does a standard search on tenants
- Zenta conducts a physical inspection of the asset
- Zenta reviews third party reports
- Zenta completes lease abstracts / lease reviews
- Zenta completes Lenders cash flow model
- Zenta completes Lenders Asset Summary Report

CMBS Investor Underwriting
Zenta’s scale and ability both onshore and offshore enable us to handle the quick turnaround times and large volumes of work needed to work with subordinate debt CMBS investors. Our national network of site inspectors allows us to visit all assets on short notice. This, combined with our cash flow modeling ability, allow us to provide end-to-end services for CMBS investors.
Securitization Assistance
Zenta employs professionals who come from Rating Agency and Big 4 backgrounds, enabling us to provide comprehensive securitization support to many Wall Street Lenders. Our services include building and managing datatapes, standardizing asset summary reports, creating prospectuses, clearing exception reports, and coordinating with agency and B-Piece buyers.
Consulting / Staff Augmentation
Zenta’s professionals can be used to supplement our clients in-house staff, as well as working at our clients offices to coordinate deals that are outsourced.
