Q. What pieces of the loan file processing do you
perform?
A. We provide full loan processing end to end. You are responsible for sending
us the loan package in electronic format with the
signed, Loan Application (1003), Good Faith
Estimate, (GFE), Truth in Lending, (TIL) and
Borrowers Authorization to order credit (Initial
Loan File). We will order all services with in 24 hours of receipt of the
Initial Loan File and have the loan file ready
for submission in 48 hours.
Q. Who contacts my borrower?
A. Certain states do not allow verbal contact with borrowers when questions or
issues arise we will contact the broker for
follow up with the borrower.
Q. Who locks the interest rate on the loan?
A. It is the responsibility of the Broker to select the lender and lock the
loan.
Q. How are regulatory disclosures managed?
A. It is the responsibility of the Broker to maintain compliance delivering
disclosures to the borrower. ZENTA accepts no
responsibility for non-compliance with federal and state
regulations.
Q. Can I request that my loans be processed only on
shore or with a dedicated processing team to my
company?
A. Yes, however our pricing is based on a standardized fee structure. We can
customize our process to your particular needs
and price it accordingly.
Q. What is your turnaround time?
A. We order services within 24 hours of receiving the loan submission and
proactively follow up to ensure we meet the
expected date milestone.
